About Floor Cleaning Services Dubai | Tile, Grout & Hard Floor Deep Cleaning
Everyday mopping moves dirt around a floor; it does not lift what has settled into the surface. In UAE homes the problem compounds quickly, because fine desert dust is abrasive and works its way into grout lines, floor texture and the edges of every room. Within a year or two, floors that are cleaned regularly still look dull, and grout that started light grey turns brown. Our floor cleaning service exists for exactly that point - when a floor is clean but no longer looks clean.
We work with rotary scrubbing machines and pressure extraction rather than mops and buckets. The machine agitates the surface with a pad or brush matched to your flooring, a suitable detergent lifts embedded soil, and the extraction unit removes the dirty solution instead of spreading it. The difference is most visible on grout: on tiled floors we run a separate grout pass with a narrow brush head, which is what actually restores the original colour of the lines between tiles.
Different floors need different handling, and using the wrong method causes damage that is expensive to reverse. Ceramic and porcelain tolerate aggressive scrubbing and are the most straightforward. Vinyl and LVT need pH-neutral products and softer pads, because harsh alkaline cleaners break down the wear layer. Wooden and laminate floors are cleaned with minimal moisture and never flooded, since water penetration swells the boards from the edges. Natural stone - marble, travertine, limestone - should not be scrubbed with standard detergents at all: acidic and alkaline products etch the surface. If your floor is natural stone and has lost its shine, our marble polishing and restoration service is the correct treatment rather than this one, and we will tell you so during the assessment.
We also handle post-construction and post-renovation floor cleaning, which is a different job again: cement haze, paint spots, adhesive residue and plaster dust need specific removal steps before any normal cleaning can begin. This is usually the service required after a fit-out, a move-in, or any building work in an apartment or villa.
Floor cleaning is available across all seven Emirates. In Dubai we work regularly in Mirdif, Umm Suqeim, Al Barsha and Bur Dubai, alongside every other area we cover. Areas, floor sizes and floor types all affect the time a job takes, so we quote after understanding what you have rather than publishing a single flat rate.
Why UAE Floors Dull Faster Than They Should
Desert dust is fine and abrasive. Tracked indoors, it acts like a mild sandpaper underfoot, wearing the surface finish while simultaneously packing into grout lines and floor texture. Air conditioning adds to it by circulating airborne dust continuously. This is why floors in Dubai homes often look tired within two years even with regular mopping - the issue is embedded soil and surface wear, neither of which a mop addresses.
Grout Cleaning: Where the Visible Difference Is
On a tiled floor, most of what reads as dirty is the grout, not the tile. Grout is porous cement and absorbs everything that lands on it. We run a dedicated grout pass with narrow brush heads and a suitable grout cleaner, then extract, which lifts the absorbed soil rather than sealing it in. Where grout is damaged or permanently stained beyond cleaning, we will say so and can discuss re-grouting instead of overselling a clean that will not deliver.
Floor Types We Clean - and How the Method Changes
Ceramic and porcelain: rotary scrubbing with an appropriate pad and full extraction. Vinyl and LVT: pH-neutral products with soft pads to protect the wear layer. Wood and laminate: low-moisture cleaning, never flooded. Concrete and terrazzo: heavier machine work depending on condition. Natural stone such as marble, travertine and limestone: not scrubbed with standard detergents - these need stone-specific restoration, which is a separate service.
Post-Construction and Move-In Floor Cleaning
After a fit-out or renovation, floors carry cement haze, plaster dust, paint spots and adhesive residue. These need targeted removal before ordinary cleaning does anything useful. This is the service most people actually need after building work or before moving into a new villa or apartment, and it is worth booking it as post-construction cleaning rather than a standard clean.
